Our designers say that the most common reason for kitchen conservatories requiring planning permission is where all or part of it is to be used as a kitchen. A Conservatories Planning Permission Throughout Leicestershire, Midlands

For Building Regulation requirements, here’s a quick summary of the basic facts.

Planning permission is not usually required if your home has already been extended.

If your home is a new build you’ll need to check your sites regulations as new developments often come with building conditions which can vary.

In England and Wales, Building Regulations are not required providing these rules are met:

  • Your planned conservatory has a roof made of at least 75% transparent or translucent material. Has at least 50% glazed walls (no more than half of the wall area should be brickwork, masonry or solid panels)
  • Has a floor area of no more than 30 square metres.
  • Is at ground level. Is permanently separated from the rest of the house by an exterior quality lockable door.
  • Has thermostatically controlled heating.
  • Is not being attached to a listed building.
  • Does not contain sanitary or drainage facilities (one of the likeliest reasons for a conservatory requiring Building Regulation approval is that all or part of it is being used as a kitchen)
  • Satisfies the Building Regulations with regard to toughened or safety glass.

UPVC Conservatory Information - Midlands, UK

Thinking about a new conservatory?  Live in the Midlands or Milton Keynes?  We can help!

Sculptured UPVC is a high quality insulate material, with very little maintenance required. It is readily available and well tested and is usually the lowest cost option of all materials available. Trustyle’s advanced Sculptured systems are available in Rosewood, Light Oak Woodgrain as well as traditional white. 

Some customers also go for a woodgrain finish on the outside, whilst having a light, white inside and it’s entirely up to you how you customise your conservatory. Internally beaded windows, where the glass is held in from the inside are considered more secure and burglar resistant. 

If you are shopping around for quotes its worth asking the question.  Some suppliers may supply the glass externally.  These systems can also be perfectly fine these days but it’s worth knowing what you are getting. It’s also worth noting the thickness in UPVC that you are getting for your money as this can also vary.  At Trustyle, we use a high quality UPVC including VEKA and the latest material technology like ELASTOPRENE which is a perfect replacement for PVC whilst being safe for the environment. 

Again,  when shopping around its worth asking what materials your supplier is using and how thick the UPVC walling is and make sure the frames are fully reinforced.  As a rule,  the greater the number of internal walls,  the stronger your conservatory will be.
